What loft clearance means
Loft clearance is the removal of stored contents and redundant materials from a roof space, including boxes, furniture, old insulation and disused tanks, carried out by a crew working in the loft itself.
The reason lofts stay full is not the rubbish, it is the ladder. Handling boxes down a hatch while balanced on aluminium rungs is how most household back injuries happen, and old fibreglass insulation makes it an unpleasant job on top of a risky one.
Our crew goes up with lighting, masks and gloves, works between the joists and passes everything down. If you are clearing ahead of a loft conversion or a re-insulation, we can strip out old insulation and redundant cold water tanks at the same time.
Key takeaways
- Our crew works in the loft — you do not need to climb or lift anything
- Old fibreglass insulation and redundant tanks removed on the same visit
- Priced by the volume the contents fill in the van
- Hatch area and landing left clean and dust-swept
What is included
- Two operatives with loft lighting, masks and gloves
- Careful handling down the hatch and out through the property
- Floor and stair protection on the route out
- Sweep of the landing and waste transfer note within 24 hours

What we can and cannot take
What we take
- Boxes, suitcases, Christmas decorations and stored clutter
- Dismantled furniture, cots and mattresses stored in the roof
- Old fibreglass and mineral wool insulation
- Redundant cold water tanks and pipework (disconnected)
- Old carpets, curtains and boxed paperwork
What we cannot take
- Loose-fill vermiculite that may contain asbestos — testing is required first
- Live pipework or tanks still connected to the water supply
- Bat roosts or nesting birds — both are legally protected
Insulation, asbestos and protected wildlife
Loose-fill vermiculite insulation in older properties can contain asbestos and must be tested before anyone disturbs it — we will stop and advise rather than clear it. Bats and their roosts are protected under the Wildlife and Countryside Act 1981, so if we find evidence of roosting the work pauses until an ecologist has advised. Fibreglass and mineral wool are not hazardous but are bagged at source to control fibres in the house.
