What end of tenancy clearance means
End of tenancy clearance is the removal of belongings, furniture and rubbish left behind when a tenancy ends, returning a void property to a lettable condition before the next check-in.
Void days cost more than the clearance does. Once the check-out report lands, the useful measure is how quickly the property can be photographed empty and handed to the next tenant — which is why we quote from the inventory photographs rather than insisting on a site visit first.
Where the deposit is in dispute, the record matters as much as the work. We photograph each room on arrival, itemise what was removed and email the pack the same day, so the agent has evidence to submit to the deposit scheme.

What we can and cannot take
What we take
- Abandoned furniture, mattresses and sofas
- Fridges, freezers, washing machines and cookers
- Bagged rubbish, food waste and kitchen contents
- Garden waste, broken fencing and shed contents
- Carpets, curtains and damaged flooring
What we cannot take
- Belongings a tenant has a legal right to reclaim before the notice period expires
- Clinical or needle waste — a specialist contractor is required
- Asbestos flooring or garage sheeting
Abandoned goods and the landlord's obligations
Goods left by a former tenant are not automatically the landlord's to dispose of. Under the Torts (Interference with Goods) Act 1977 the tenant should be given written notice and a reasonable period to collect before items are removed. We record and photograph everything we take so the landlord can evidence what was disposed of and when, and the waste transfer note is issued to the landlord or managing agent as the waste producer.
